Buying a lakefront home on Lake Norman is an exciting step - the views, the lifestyle, the peace of being on the water… it’s hard to beat.

But as someone who has spent nearly 30 years helping clients navigate this exact market, here’s the truth:
Lakefront homes come with unique maintenance considerations that you won’t find with traditional off-water properties.

Nothing scary - just things you want to be aware of before you buy, so you’re prepared, protected, and confident.

Let’s walk through the most important issues to watch for and how to evaluate them like a seasoned local.


1. Shoreline Erosion: The Silent (but Manageable) Issue

Erosion is one of the most important - and most overlooked - parts of buying on Lake Norman.
Wake traffic, storms, and water fluctuations can gradually wear away the shoreline if it’s not properly protected.

What to look for:
✔ A stable seawall (concrete, stone, or riprap)
✔ Cracks, leaning, or crumbling sections
✔ Gaps forming behind the seawall
✔ Exposed roots or washed-out soil

A failing seawall can be repaired or rebuilt, but it’s a significant expense - and something you want to know about before you close.

Pro tip:
I always bring in a lake-experienced shoreline contractor during due diligence so you have the full picture.


2. Dock Condition & Structural Integrity

The dock isn’t just a “bonus feature” - it’s part of your investment.

Look closely at:
✔ Rotting or softened wood
✔ Unstable decking or handrails
✔ Old electrical wiring (very important!)
✔ Lift cables, motors, and rusted hardware
✔ Piling movement or shifting

A dock in poor condition can often be repaired, but if it’s too far gone, Duke Energy may require a full rebuild - which means new permits and compliance inspections.

During inspections, pay attention to:

A beautiful cove in April might be ankle-deep in November if you don’t know how that particular stretch reacts to lake management cycles.
