Denver (West Side): Rapid Residential Growth and Value Opportunities

Denver, North Carolina has seen significant growth over the past few years and it’s not slowing down.

What’s driving it:

  • More available land compared to the east side
  • Access to Charlotte via Highway 16
  • Strong demand for newer communities and larger homesites

The area is known for:

  • Expanding planned communities
  • Golf and lake-access neighborhoods like Westport
  • Continued suburban-style development

What it means for buyers:
Denver is where many buyers find more house for the money with continued upside as infrastructure catches up to growth.


Huntersville & Cornelius: Limited Land, High Demand, Mixed-Use Growth

Huntersville, North Carolina and Cornelius, North Carolina are more built-out but still evolving.

Growth here looks different:

  • Redevelopment instead of large land expansion
  • Mixed-use communities (shopping, dining, residential combined)
  • Walkable lifestyle-focused projects

These towns have long focused on pedestrian-friendly development and accessibility, shaping how new projects are designed.

You’ll see less raw land but more polished, lifestyle-driven communities. Pricing tends to reflect that.


Davidson: Thoughtful, High-End, and Intentional Growth

Davidson, North Carolina is growing but very intentionally.

One of the most exciting upcoming developments is Summit Farms, a mixed-use “farm-to-table” community combining residential homes, green space, and local retail.

  • Limited large-scale development opportunities

Inventory stays tight, but long-term value and desirability remain extremely strong.

Troutman, North Carolina and Sherrills Ford, North Carolina are gaining attention for:

These areas are slightly farther from Charlotte,  but that’s exactly why developers are moving in.
