Iredell County is known for having significantly lower tax rates than Mecklenburg, which is why many buyers seek lake homes here.
Most Mooresville waterfront properties fall within Iredell County, not the town limits—meaning you avoid municipal taxes entirely.
This combination creates one of the most desirable tax environments for lakefront buyers. Lower taxes, excellent schools, strong resale values, and a central location make Mooresville one of the most popular choices on the lake.
Lincoln County: Denver & West-Side Waterfront Homes
Denver is one of the fastest-growing parts of Lake Norman—and its lower property taxes are a huge part of the appeal.
Lincoln County offers some of the best tax advantages on the entire lake, especially considering the easy access to Charlotte via Hwy 16.
Buyers who choose Denver love the larger lot sizes, quieter shoreline, newer construction, and more relaxed living environment—without sacrificing convenience.
This area continues to attract families, retirees, and move-up buyers who want the lake lifestyle with lower carrying costs.
Catawba County: Sherrills Ford, Terrell, and Northern West Side
Catawba County also offers lower tax rates, especially compared to Mecklenburg. Many buyers looking for privacy, larger lots, or new construction opportunities gravitate toward this area.
Sherrills Ford and Terrell have become hotspot markets over the last decade as development increases and older cottages are replaced with custom homes.
The shoreline here feels peaceful, scenic, and less congested—all while offering excellent long-term value thanks to favorable tax rates.
