Even as the market has shifted, one mistake keeps showing up again and again.

Sellers call me and say:
“Michele, homes were selling instantly last year. Why isn’t mine?”

Here’s the truth from someone who negotiates Lake Norman homes every single day:
The market in 2025 is not the market of 2026, but many sellers are still pricing and preparing their homes like it is.

And that disconnect is costing them time, money, and leverage.

The Mistake: Pricing Based on Yesterday’s Market, Not Today’s Buyer

In 2025, many sellers are still anchoring their expectations to peak-market headlines, neighbor sales from a year ago, or what they hope their home is worth.

That worked in 2021–2023.
It worked in parts of 2024.

But heading into 2026, buyers are more informed, more selective, and far more strategic.

Today’s buyers are asking:

What leverage do I have if it sits?

When a home is overpriced, buyers don’t negotiate first - they wait.

Buyers now expect:

In reality, what I see every week is this:

Longer days on market signal weakness.
Weakness invites lower offers - not stronger ones.

By the time a seller reduces the price, the best buyers have often moved on.

The goal in 2026 is not to chase the market.
